Principal Designer (CDM Regulations)
We undertake the Principal Designer role on behalf of the client, taking responsibility for managing and coordinating health and safety during the pre-construction phase. Our role ensures that foreseeable risks are identified, eliminated or controlled through design, and that designers comply with their duties. We facilitate effective communication and collaboration across the project team to ensure health and safety is considered from concept through to construction.
Principal Designer Advisor (CDM Regulations)
Providing competent support to Principal Designers—typically architects, designers, or contractors—in discharging their duties under Regulation 11 of CDM 2015. Our role enhances compliance and fosters a proactive design risk management culture.
Client Advisor (CDM Regulations)
Assisting clients in understanding and discharging their statutory duties under CDM 2015, from project concept through to completion. This includes helping to appoint the right duty-holders and ensuring suitable management arrangements are in place.
Design Risk Advisor (non-UK projects)
Delivering safety-in-design consultancy aligned to international standards and best practice. Our service ensures early identification and elimination of risks in jurisdictions outside the UK where CDM may not apply, but duty-of-care principles remain essential.
Site Inspections (Health & Safety)
Providing independent health and safety inspections during the construction phase. Our audits offer assurance that works are being carried out safely, compliantly, and in accordance with the project’s risk profile and legislative framework
CPD sessions
Delivering tailored Continuing Professional Development (CPD) sessions focused on key elements of the CDM Regulations 2015. Sessions are designed to upskill duty-holders, project teams, and stakeholders with practical, relevant insight.

Building Safety Services
Principal Designer (Building Regulations)
Undertaking the client nominated duty-holder role in planning, managing, monitoring and co-ordinating the design to ensure a fully compliant project with the Building Regulations and other associated legislation/guidance.
- Appointed directly by the client
- Typically involved between RIBA Stages 2–5
- Competency established in-line with BS 8670-1: 2024 and PAS 8670-1: 2022
Principal Designer Advisor (Building Regulations)
Supporting the nominated duty-holder in fulfilling their duties under the Regulations, typically designers and contractors. Protecting their interests and assistance with compliance risk management with the Building Regulations.

Client Advisor (Building Regulations)
Assisting the nominated client duty-holder with their obligations within the Regulations.
- Due diligence review of the appointed PC/PC/design team
- Technical queries/guidance
- Competency assessments (collection and review) for the proposed design team and duty-holders
- Independent review/audits
- De-risking the design or/and construction stages
Principal Contractor Advisor (Building Regulations)
Providing reassurance and care to the nominated Principal Contractor in conjunction with their role and responsibilities within the Regulations.
- Independent inspections to validate the design as-built
- Assist with monitoring design changes and demonstrating compliance
- Handover support regarding commissioning relative to Regulation 38 / Golden Tread requirements
- PCSA and Design & Build transition and efficiency
Site Inspections and Audits
Independent site inspections and process audit to provide reassurance in terms of projects being constructed as-designed and recorded as compliant.
- Contribute to the Mandatory Occurrence Reporting
- Impartial review outside of Building Control and the design/construction team
- Site reports distributed to highlight findings/risks and recommendations
- Building Regulation and Warranty Inspections (RBI)
Building Regulations Advisor
Providing designers, client and contractors with support in compliance with the Building Regulations and other associated legislation/guidance.
- Early stage input to highlight compliance risks
- Technical queries/guidance
- Report provided to assist with information and process demonstration
HRB (Higher Risk Building) Gateway Application Support
Dedicated HRB application assistance for Gateway 1-3 submissions along with ‘Emergency Repair Notifications’ to the BSR – Building Safety Regulator. Support with the necessary Gateway 2 documents to include:
- Building Regulations Compliance Statement
- Competency Declaration
- Fire and Emergency File
- Change Control Plan
- Construction Control Plan
- Mandatory Occurrence Reporting
- Partial Completion Strategy
