Project description

The Republic is a landmark Grade-A office scheme forming part of the transformational Mayfield masterplan at Mayfield Park, Manchester. Developed by Landsec in partnership with U+I, and with Bowmer + Kirkland appointed as the main contractor, the project comprises a 13-storey, approximately 240,000 sq ft sustainable office building—the first of a two-building commercial phase. The development is expected to deliver a significant economic impact, creating around 1,600 construction jobs and 13 apprenticeships, and contributing over £100 million annually to the Manchester economy.

The appointment of iM2 as Principal Designer delivered significant outcomes and benefits for The Republic project. Key design risks were identified and mitigated early in the design stages, reducing the potential for costly and hazardous re-work during construction. This proactive approach secured regulatory confidence, providing the client with assurance of compliance under CDM 2015 and supporting tender and construction readiness. By embedding health and safety considerations as a core element of the design process, rather than an afterthought, iM2 enhanced collaboration across the multi-disciplinary team.

iM2 undertook regular design interface reviews to eliminate potential clashes and hazardous interactions during the early design stages. They maintained continuous engagement with architects, MEP, structural, civil and façade designers to ensure that safety was embedded within the design process. In addition, iM2 led a series of multi-disciplinary CDM workshops to identify and mitigate design-stage risks, aligning their approach with the requirements of the CDM Regulations 2015
