Project description

The site is located in the north-eastern corner of St John’s Innovation Park, part of the North Cambridge Research & Development Cluster, in north-east Cambridge. Vitrum by Breakthrough Properties is the Second Research and Development building in their growing European portfolio.

The building has a total GIA of 16,389 m² and hosts laboratories, related write-up spaces, and meeting rooms.

The client’s vision is to create a highly sustainable state-of-the-art flexible R&D/life science building, with the aim of hosting state-of-the-art R&D companies with highly established USP within the Life Science Sector.

The development will accommodate labs, research facilities, and office space, as well as a full suite of curated amenities managed by their in-house teams including a fitness centre and best-in-class facilities to support cycling, electric bikes and scooters (bicycle sharing, bicycle storage, lockers, showers and changing rooms).

The building will have a ratio of 60:40 labs to office space, allowing for efficient and flexible growth as life science companies evolve. The development is poised to deliver significant benefits for the community.
